GENERAL
Although we are a totally independent company, we have gained invaluable experience to enable us to recommend and guide you to a network of supporting services that will help your property purchase pass from viewing to completion with the minimum of fuss.
BANKING
We can help you with;
*Opening a Spanish bank account, (required when purchasing a property in Spain).
NB. Some banks we recommend have no charges to open an account or for European transfers of less than 50,000 euros.
*Offer you a mortgage, based on the approval of relevant qualifying paperwork.
e.g. Bank statements, wage slips, company accounts (if self employed), credit reports.
*Arrange for any surveys or valuations to be done. Approx cost 300 euros.
N.I.E. Number
As a non-resident in Spain you need a personal identification number, which is required by Spanish Law to purchase a property. The cost of obtaining this is approximately 150 euros for two people. The easiest way to obtain this is in person in Spain with the help of a solicitor.
SOLICITORS
It is very important that when purchasing a property that you use an independent and reliable solicitor, who is able to prepare all the legal paperwork and answer your questions. Their fees can vary depending on the amount of work required. Though a guide price is between 900 to 1200 euros.
Their services include;
* Checking all relevant contracts.
*Preparing all documentation before the day of the sale, which in Spain is done at a public Notary.
*Providing you with a breakdown of costs in relation to the property purchase. A guide is to add 10% to the property price, (7% is Transmission tax on resale, (the equivalent of VAT), 8% on new properties after July 2010, 1% is stamp duty, the remainder is the combination of solicitors, land registry and notary fees etc).
*Accompanying you at the Notary office and to translate all documentation.
*Paying on your behalf any corresponding taxes and fees.
*Holding and registering the title deed in the Land Registry office.
*When necessary, helping to sign over the Power of Attorney to the solicitor enabling her/him to sign on your behalf in your absence.
*Setting up transfer accounts for the payment of utility bills etc.
*Applying for your N.I.E. number/s.
* A will service. ( This service will incur an extra cost of 150 euros).
